Era: February–March 2026
The February–March chronicle is written at 23h59 on March 31, 2026. It describes the apartment as still a construction site. The bureau is unranged, the laundry is in bags, and the kitchen, balcony, and network setup are all “un projet.” It ends with: “Et pourtant.”
What happened
Three things of substance:
PartnerNote SAS registered: INPI confirmed. Structure: Steven 51%/Président, Dimitri 49%/Directeur Général. Capital: 100€. Brief sent to Nomos (IP law firm). Statuts written. Mock-ups, market study, barème calculators, landing page, economic model, and SACEM/SPRE analysis. All done.
Bellevue Apartment sold: 5 rue de Bellevue, 75019, 38m² T2 co-owned with Brigitte, sold for 315,000€ cash to Jean-Marc Gaggioli (Dimitri’s father). Steven handled the DPE upgrade from D to C, which added 20–25k€ of defensible value, the AG de copropriété drama, including the SADA insurance cancellation and the syndic threatening to resign over façade works, and the notarial document assembly. He and Brigitte co-piloted. “Les deux ont tenu.”
Survived himself: “ce qui à ce stade relève presque de la compétence professionnelle.”
The paradox
The gap between the professional and the domestic is stark. He was emailing IP lawyers and structuring a SAS while considering it a major win that the washing machine ran for the first time in six months. The project became something solid enough to lean against while the interior was still partially collapsed.
Thibault
Conflict, blocking, message, regret, analysis, apology, re-assouplie relationship. The episode is a clear-eyed study in projection. Steven gave a lot, built an implicit transaction the other party never signed, read absence as rejection, and punished it. He names this precisely and considers managing to detach from it, “vouloir le bien de quelqu’un sans en faire dépendre mon propre équilibre”, the healthiest thing he did in two months.
The loyer injustifié dossier
The 17.93m² Bastille apartment (June 2021 to December 2023): Steven paid an illegal complement de loyer for 2.5 years. He built a legal dossier, including clause réputée non écrite under décret 2015-650, a mise en demeure, and a CDC filing, but it was grounded on an arrêté préfectoral that was later annulled by the Conseil d’État because three too many people attended a 2023 administrative meeting. “Sur la forme. Trop de monde dans la salle.” The money is gone. He describes it as “une métaphore de quelque chose.”
The less glorious part
He names the enemy: “le triptyque: désorganisation, précarité des ressources, instabilité neurologique.” MDPHP is a “béquille bancale”. It gives just enough stability to see the mountain, not quite enough to climb it. Many objectives remain unmet. “Ce n’est pas un récit flamboyant d’un redressement spectaculaire. C’est plus irrégulier, plus ingrat, plus réel.”
What’s coming
April 2026 has three fronts. Trier le bureau. Faire avancer PartnerNote. Finir la config de l’environnement numérique. Same subject on three planes: reduce friction, recover capacity.
The financial horizon is clearing. The SAS gives access to a 0% prêt d’honneur. PartnerNote is eligible for aides that give access to paid tools and real infrastructure. “Après des mois à construire with duct tape and willpower, l’horizon matériel se dégage.”
The closing image
A climbing plant on the bureau window, still in its original pot, beginning to catch the grille. “Pas encore transplantée. Pas encore au bon endroit. Pas encore ordonnée. Mais déjà en train de s’accrocher à quelque chose.”
